TPO vs PVC Roofing for Florida Businesses

TPO and PVC look the same from the parking lot: white, single-ply, heat-welded. They are installed the same way and carry similar warranties. The difference is chemistry, and it matters most for one question: what does your roof get exposed to?

Where They Are the Same

  • White, reflective surface that lowers rooftop temperature
  • Heat-welded seams that are stronger than the membrane itself
  • Mechanically fastened or fully adhered installation
  • Manufacturer warranties commonly in the 15-to-30-year range depending on thickness
  • Good performance in Central Florida heat and UV

Where PVC Wins

  • Grease and chemicals. PVC is formulated with plasticizers that resist animal fats, oils and many chemicals. Kitchen exhaust that would degrade TPO does not affect it.
  • Standing water. PVC tolerates ponding better, though no membrane should be asked to.
  • Track record. PVC has been in service longer, so its long-term behavior is well documented.
  • Flexibility. PVC stays more pliable, which helps on roofs with movement and many details.

Where TPO Wins

  • Cost. TPO is less expensive per square for the same thickness.
  • Availability. More manufacturers, more contractors, more accessory options.
  • No plasticizer migration. Older PVC formulations could become brittle as plasticizers leached out; modern PVC has largely solved this, but TPO never had the issue.

  • Restaurants, food processing, hotels with kitchens: PVC
  • Warehouses, distribution, offices, retail without cooking: TPO
  • Multifamily with rooftop mechanical: either; PVC where grease exhaust is present
  • Buildings with chronic ponding that cannot be corrected: PVC, after fixing drainage as far as possible

Cost Over Time

A TPO roof under a grease exhaust can fail years early; a PVC roof on a warehouse is money spent on resistance the building does not need. Frequently Asked Questions

Can TPO be installed on a restaurant?

It can, but grease exhaust degrades it. Most manufacturers exclude grease damage from TPO warranties, which is why PVC is specified on restaurants.

Is PVC always better?

No. On a building without chemical or grease exposure, TPO delivers the same performance for less.

Can you weld TPO to PVC?

No. The two chemistries do not fuse. Repairs and tie-ins must use the same membrane as the existing roof.
