Types of Commercial Flat Roofs in Central Florida

Low-slope roofs cover most of Central Florida’s retail, office, warehouse and multifamily common-area square footage. The system under that square footage decides how the building handles summer heat, afternoon downpours and hurricane wind. Here are the options and where each fits.

TPO (Thermoplastic Polyolefin)

The most common commercial membrane in the region. White, reflective, heat-welded seams, available in 45 to 80 mil. Good cost-to-performance, strong in heat, and widely supported by manufacturers. Best for warehouses, retail, offices and multifamily breezeways.

PVC

Similar to TPO in installation and appearance, higher cost, better resistance to grease, chemicals and standing water. The choice for restaurants, kitchens and buildings with rooftop exhaust. Compared in detail on the TPO vs PVC guide.

EPDM (Rubber)

A black synthetic rubber membrane with taped or glued seams. Durable and forgiving of movement, but black absorbs heat in Florida and seams need more maintenance than welded thermoplastic. Less common on new Central Florida commercial roofs; still found on older buildings.

Modified Bitumen

Asphalt-based rolls with polymer modifiers, applied in two or more plies by torch, cold adhesive or self-adhered. Handles foot traffic and rooftop equipment well, and granulated cap sheets come in reflective colors. Common on multifamily, schools and buildings with heavy HVAC service.

Built-Up Roofing (BUR)

Multiple plies of felt and asphalt with a gravel or cap-sheet surface. The traditional system; heavy, long-lived, and still specified on some institutional buildings. Repairs and recovers are common; new installs are less so.

Metal

Coatings

Silicone or acrylic coatings restore a sound existing roof at a fraction of replacement cost, add reflectivity and can carry a manufacturer warranty. They are not a fix for wet insulation or failed seams; a moisture survey decides whether a roof is a coating candidate.
