What a Roof Inspection Report Should Include

A free roof inspection is only as good as the report it produces. A one-line verdict is not a report. Here is what Sunny Roofing includes and what any homeowner should expect.

Identification

Address, date, inspector, roof material, approximate age, number of layers, and square footage.

Photos

Overview photos of each slope and close-ups of every issue found, labeled so a carrier or buyer can match them to the notes.

Condition by component

  • Shingles or panels: granule loss, cracking, lifting, rust.
  • Flashing: chimney, walls, skylights, pipe boots.
  • Valleys and ridges.
  • Ventilation: intake and exhaust, attic moisture where accessible.
  • Decking: soft spots, sag, visible rot from the attic.
  • Gutters and drainage.

Storm damage pattern

Wind damage, hail bruising and debris impact look different. The report names which, because the distinction matters for insurance.

Remaining life and recommendation

An estimated remaining life in years and a clear recommendation: no action, repair, or replace, with reasons.

If work is recommended, an itemized estimate follows so the report and the price come from the same inspection.
