What Drives Roof Replacement Cost in Central Florida

Every roofing estimate in Central Florida is built from the same handful of inputs. Knowing them makes the estimate readable and makes two estimates comparable. This guide explains each input without quoting prices, because a price without a roof measurement is a guess. Sunny Roofing gives an itemized written estimate after a free inspection; that is the number to use.

1. Roof size and pitch

Roofing is priced per square (100 square feet). A steeper pitch adds labor and safety setup, and a roof with many valleys, hips and dormers uses more material and time than a simple gable of the same size.

2. Material

Architectural shingle is the baseline. Exposed-fastener metal costs more; standing seam metal more again; concrete tile, clay tile and slate sit above that, and copper is the premium. Longer-lasting materials cost more per install and less per year of service.

3. Tear-off and disposal

Florida code allows a limited number of roof layers. Removing two old layers costs more than one. Disposal is priced by weight, and tile is heavy.

4. Decking and repairs

Rotted or delaminated decking is replaced by the sheet. It cannot be priced until the old roof is off, so a good estimate states a per-sheet price and an allowance.

5. Underlayment and ventilation

Peel-and-stick underlayment over the whole deck is the Florida standard for wind and water. Ridge vents, off-ridge vents and soffit intake are itemized. Skipping them shortens shingle life.

6. Flashing, penetrations and gutters

Every pipe, vent, skylight and chimney needs new flashing. Gutters are removed and reinstalled or replaced. These are line items, not extras.

7. Permit and inspections

Each county and city sets its own permit fee. Sunny Roofing pulls the permit and schedules the inspections; the fee appears on the estimate.

8. Warranty

A 15-year workmanship warranty is included on every Sunny Roofing installation. Enhanced manufacturer warranties on GAF and CertainTeed systems may add a small cost and add decades of coverage.

How to compare estimates

  • Same material, same underlayment, same ventilation. If one quote is far lower, find the line that is missing.
  • Decking allowance stated per sheet.
  • Permit included.
  • Workmanship warranty length in writing.
  • Cleanup and magnet sweep included.
