When they reach the end of their life, owners are often surprised that the tile itself is not the expensive part. The underlayment, the labor and the structure are.

Why Tile Replacement Costs More Than Shingle

  • Weight. Concrete tile weighs several times what shingle does per square. Handling, staging and disposal are all slower and heavier.
  • Labor. Tile is set piece by piece, cut at hips and valleys, and fastened or foam-adhered to code. It takes more crew days than shingle on the same roof.
  • Underlayment. On a tile roof, the underlayment is the waterproofing. The tile sheds most of the water and protects the underlayment from sun. Modern self-adhered underlayments cost more than the felt used a generation ago and last far longer.
  • Flashing and details. Tile roofs need more metal: valleys, headwalls, pan flashings and bird stops, often custom-fabricated.
  • Structure. A home built for shingle cannot always carry tile without engineering. Switching to tile can require a structural review.

The Underlayment Decision

Most tile roof failures in Central Florida are underlayment failures, not tile failures. The tile is often fine at 25 years while the felt beneath it has turned to dust. That is why a “tile lift and relay” exists: the crew removes the tile, replaces the underlayment and flashing, and resets the original tile. It costs less than a full replacement when the tile is in good shape and still available. When tile is cracked, discontinued or brittle, full replacement is the answer.

Concrete vs Clay

Concrete tile is the Central Florida default: lower cost, wide color range, strong wind ratings. Clay costs more, holds color longer and is common on Mediterranean-style homes. Both need the same underlayment system, so the price gap is mostly the tile itself.

Insurance and Tile

Tile cracked by wind-blown debris or a fallen limb is a covered loss. Florida’s matching rule (Fla. Stat. § 626.9744) matters more on tile than on any other roof: if the original tile is discontinued, the carrier may owe more than the damaged slope so the roof matches.   1. Get the decking inspected and priced per sheet before signing.
  2. Ask whether a lift-and-relay is possible. It is often the best value on a 20-plus-year-old tile roof with sound tile.
  3. Confirm the underlayment product and its warranty in writing.
  4. Ask about financing; tile projects are commonly financed over longer fixed terms.
