Roofing Prices and Estimates

Veteran-owned · A+ BBB · 15-year workmanship warranty

Every roof is priced from its own measurements, material and condition, so Sunny Roofing does not publish a single price list. What it does publish is exactly how the number is built, what the written estimate includes and how to compare it with other bids. A free inspection produces a firm written price, usually the same day.

What Drives the Price of a Roof

  • Size, measured in squares (100 square feet each), including overhangs and waste
  • Pitch and complexity: steep slopes, multiple valleys, dormers and hips take more labor and material
  • Material: architectural shingle, standing seam metal, concrete or clay tile, and flat or low-slope membranes each price differently
  • Tear-off: number of existing layers and disposal
  • Decking: any plywood replaced, priced per sheet and confirmed during tear-off
  • Code items: secondary water barrier, high-wind nailing, drip edge and, on some older homes, roof-to-wall connection work
  • Access and site conditions: pool cages, tight lots, landscaping and HOA rules
  • Permit and inspection fees set by the city or county

What a Sunny Roofing Estimate Includes

The estimate is itemized so it can be compared line by line with any other bid: squares measured, the product and color by manufacturer name, underlayment and flashing, decking price per sheet, permit fees, the manufacturer warranty and the 15-year workmanship warranty. Nothing is added after signing except decking found rotten during tear-off, and that is priced in advance.

Repair Pricing

Repairs are priced by the work, not by the hour: a pipe boot, a flashing rebuild, a valley, a section of lifted shingles or a tile reset each has its own line. The inspection tells you whether a repair makes sense or the roof is close enough to the end of its life that replacement is the better spend. The roof repair cost guide explains common repair categories.

Replacement Pricing

A replacement estimate reflects the roof you have and the one you want. Switching from shingle to tile or metal changes both the material and, sometimes, the structural review. The roof replacement cost guide covers each line item, and the roof replacement page covers the process.

Ways to Pay

  • Financing through several plans, with same-day decisions for most applicants
  • Insurance claims, with documentation for the adjuster and no assignment-of-benefits forms
  • Cash, check or card at the milestones written into the contract
  • Current specials when available

How to Compare Bids

  1. Check that every bid measures the same squares and names the same product.
  2. Look for the decking price per sheet; a bid without one will add it later.
  3. Confirm the permit is included and pulled under the contractor’s own license.
  4. Compare warranties: manufacturer coverage and the contractor’s workmanship term in writing.
  5. Verify the license at the Florida DBPR and the insurance certificate before signing.

Frequently Asked Questions

Is the inspection and estimate free?

Yes. The inspection, the measurements and the written estimate are free with no obligation, for repairs and replacements alike.

Why not publish a price per square?

Because the same square of roof costs a different amount on a steep tile roof with three valleys than on a simple shingle gable. A published number would be wrong for most homes. The estimate is free and firm.

Can I get a ballpark over the phone?

A range, yes, once the roof’s size, pitch and material are known. A firm price needs measurements and a look at the decking, flashing and ventilation.

Does the estimate expire?

Estimates are honored for the period written on them. Material prices move, so a long delay may require an update.

Do you charge for emergency tarping?

Yes, by the area and access. It is almost always reimbursed by insurance as mitigation, and the invoice is written for the adjuster.
