- Repair when damage is isolated: one slope, one flashing, one valley, a few shingles.
- Replace when damage is widespread, when seals have failed across slopes, when granules are gone, or when leaks keep moving to new spots.
- Lift and relay tile when the tile is sound but the underlayment has failed.
The 25 Percent Rule
Fla. Stat. § 553.844 and the Florida Building Code require that if more than 25 percent of a roof section is repaired or replaced within 12 months, the whole section be brought to current code.
